Artificial Intelligence isn't coming to real estate. It's already here - and some of its most exciting innovations are happening long before a home ever reaches the market.

If you asked someone five years ago what Artificial Intelligence would change first, chances are they wouldn't have said property.

Medicine? Probably.

Finance? Definitely.

Maybe even driverless cars.

Every buyer has asked some version of the same question.

For decades, answering that relied on instinct, local knowledge and years spent understanding how communities evolve. Those qualities still matter enormously.

Good marketing has always been about telling the right story. AI is simply making that story more relevant.

SO WHERE DO PEOPLE FIT INTO ALL OF THIS?

Interestingly, the more capable AI becomes, the more valuable human judgement appears to be.

McKinsey estimates that Artificial Intelligence could unlock between US$110 billion and US$180 billion of value every year across the global real estate industry. Much of that value comes from automating repetitive work, analysing complex information and improving operational efficiency.

What it doesn't automate is trust.

The real opportunity isn't simply building smarter cities or more efficient homes. It's creating better property experiences. Less uncertainty. Better decisions. More thoughtful design. More sustainable buildings. More meaningful conversations.

AI can't tell you why one side of the street has always been more tightly held than the other. It can't explain why locals queue outside the same café every Saturday morning, or why a particular Cape Town neighbourhood has quietly become one of the city's most desirable places to live long before the headlines catch up.

And it certainly can't recognise that feeling when someone walks through a front door, looks around for a few quiet seconds and says,

"This feels like home."
